Terrace, Linked, and Superlink Homes : Are they the same?

Terrace, linked, superlink… What’s the difference between these homes and does it matter?

Yes it does! If you didn’t already know how to differentiate them, fret not. Myra is here to teach you!  If you were wondering, the trio may sound very different from one another due to the terminology, but other than that, they’re kinda like fraternal twins’ -- similar but not identical! Alrighty then, let’s get started.

  1. Terrace Houses

Terrace houses are quite a common sight in the country and are built by property developers in all areas around Malaysia. They are positioned to connect side by side in a straight row (like a stack of Oreos). Compared to other homes, such as ‘linked homes’ and ‘superlink’, terrace houses are relatively smaller in size!

All terrace homes share common dividing walls with each other and have pretty much the same land size. However, as for the built-up of the home- the intermediate units will differ from the end or corner lots! That’s because for corner or end lots, they will have other features such as a family hall balcony or a terrace at the side of the home. These features will also be counted towards the built-up of the homes!

Additionally, with Malaysia’s creative minds at work in the property segment, terrace homes have evolved through the years! There are terrace homes that are single storey, double storey, or even triple storey! These small but cute homes are what many first-time homebuyers who are planning to start a family look into as there’s more space and room for growth. 

  1. Linked Houses

Remember this, linked houses are considered as terrace's twin! So, to compare the two houses, the built-up of a linked house is slightly bigger in terms of land size and proportions. But the positioning of these homes is the same as they too are built side by side in a row! Linked houses are also available in different storey levels (depending on the developer's design layout). The cost of linked homes will be higher than a normal terrace house because of the larger built-up and land size. 

  1. Superlink Houses

Now, you’ve read about terrace homes and linked homes.. what shall the differences be for superlink homes? Well, Superlink homes are built exactly the same as terrace and linked houses! The only difference that you’ll be looking at is, yup… you’ve guessed it. The size of the house!

Many might say the term “superlink” is just a marketing term used to promote the sale of the house and that it doesn’t differ from terrace or linked homes. Whilst that is true, superlink homes are known to be the largest among the three homes that share common walls! They are made to have an even larger built-up and land size than a terrace or linked house. So, superlink homes are supposed to have the title of being the most fancy schmancy out of the three.

To bring it all together, I’ve made a little image for you to see the differences in each home! As you can tell, they are all relatively the same, with their size being the only differentiating factor between the three, as they get bigger and bigger each time. Nonetheless, they all fall under the same category of “Homes That Share Common Walls”. So if you live in either one of these homes, you probably shouldn’t have a chaotic karaoke session.. because your neighbours can hear you right from the other side of the wall! 

Which of these homes is the best?

What's "best" is subjective because each and every one of us have our own needs. So how can you be super confident that the house you're looking at is the one that will best suit your family? By making sure that your family has enough room and privacy! After all, size matters! Your kids will need room to grow and if your parents or in-laws are going to stay over, you'll need to take that into consideration as well.

New housing developments are looking into providing more rooms for terrace, linked, and superlink homes these days. Usually, a guest bedroom will be placed downstairs on the ground floor, and on the first floor; there will usually be at least 3 rooms and a family hall. And since your home is yours, if you ever need more bedrooms or if you'd like a larger space; there's always the option to renovate! So here's an example of what you can do with your first floor. Just by removing or adding a partition wall, you can have either a family hall and a study, or maybe you'd like an even larger master bedroom with two balconies because WHY NOT? Or if you can envision more peace and quiet if your future kids doesn't share a room, you can have a fourth bedroom that comes with its own balcony!

So yes, remember to keep in mind the size of your house and your future plans for you and your family before you seal the deal! Size definitely matters and we all love a large and spacious house. But if you're not the one who's up for cleaning..... then remember to consider that factor too because your home will definitely need the maintenance to look beautiful!
